Apartment Buildings

Apartments vary in size and quality. We recognize the differences in management and expenses of small and large unit apartment developments. Apartment complexes are a good example of commercial appraisals.  They are often a first time purchase of many real estate investors. 

• Duplexes: Two-unit residential units are a common first time investment for first time real estate investors. They often consists of one-owner occupied unit with an additional rental unit. The rental unit is used to cover the mortgage or for family members. Duplexes differ from single-family residences that have a guesthouse as they are typically purchased by different kinds of buyers and differ in quality, cash flows and zoning.

• Triplexes & Quadruplexes: Three and four unit apartment buildings can be appraised by most appraisers. They are investment properties and due not require an onsite manager. Gross rent multipliers are typically used when evaluating the potential income generated/estimated from  2-unit, 3-unit and 4-unit residential properties.

• Small Apartment Buildings: A certified general appraiser in required for apartment buildings over four units. The analysis of real estate expenses change as an apartment building’s unit count increases. An on-site manager is a requirement for medium and large apartment building, typically buildings with 16 or more units. Gross rent multipliers and direct capitalization is frequently used by market participants of small apartment buildings.

• Large Apartment Buildings: Buyers and sellers of larger apartment buildings are often sophisticated long-term investors. The cash flow and reversionary value of a property is significant. Direct capitalization and discounted cash flow analysis can be used by market participants. Large apartment buildings vary from many groups of small apartment buildings to large skyscrapers.
